I specialise in designing domestic extensions, producing the drawings and obtaining Planning Permission and Building Regulation Approval. My design and feasibility service is tailored to suit each individual’s requirements.
I begin with a FREE phone conversation, usually 30 to 40 minutes, during which we discuss your requirements. I can then advise you which procedures will be needed and what the costs, including my fees, will be. If you’re happy with the quotation, I arrange a site survey to measure up and collect a deposit.
n.b. :- I usually have 5 or 6 weeks work scheduled ahead before I can begin the next project.
Throughout the design process I keep in contact and discuss the draft proposals with you. This ensures that you’re satisfied with the completed designs before I submit them for approval.
As an example, to act as your agent in taking an application for one average extension through the planning and building regulations process, my fees would be £750, plus the disbursements (i). Typically, you would pay a deposit of £100 when I call to survey and measure the job; a further £275 when I send you the planning application drawing / invoice; then the £375 balance when I send you the building regulations application drawing / invoice.
My fees for a building regulations application only, where planning permission is not required, start at £375-00.
Alternatively, if you would like me to call round to discuss your project before you decide to go any further, then a minimum £100 fee would be payable.
The disbursements could include one or more of the following :-
Planning application fees charged by the local authority (usually £206-00 for a domestic extension).
Prior Notice of a Larger Extension fee £96-00. (n.b. there is also a £25-00 handling fee by the Planning Portal)
Building regulations application fees, including plan checking and site inspections (typically about £600-00 for an average extension).
Structural engineers calculations if steel beams or complex structural works are involved.
n.b. If your property is Leasehold, you should seek permission from the Lessor to carry out the works. This may also incur charges.
You should be aware that the total cost of getting planning permission and building regulations approval can add up to over £1500-00, before you even start to build.
The plans I produce are manually drafted at A3 size, not on CAD. The applications are done electronically and paper copies can be supplied if requested.
